I've lived here for 4 years so far, and continue to be impressed with the response time of the office staff. Maintenance typically responds to a work order within a couple of hours at most. The office staff are caring & handle business to ensure the property is well-cared for. Parking can be a pain, especially during the weekend. Overall, I would recommend living here.

I'm a USF student living with my partner and our roommate (total 3 of us in a 2b/2b) and we love it! The entire staff (including the maintenance people!) are very kind and helpful. I've lived at HP for 4 months and if there are any maintenance issues, they're always fixed the day of or the day after the request was made. Rent is super affordable, there are fun events for residents (with free food), there's always free coffe and sometimes food/goodies in the leasing office! I bike to class at USF... four days a week which a huge bonus! Theres a USF bull runner bus stop one apartment complex over in cambridge woods which is a 7-10 minute walk. The neighborhood is beautiful and filled with greenery and trees, and there's even a Hidden Garden which is open for resident use! I'm currently using it to grow green onions and beans. The staff is growing eggplants, peppers, and tomatoes! The complex is very quiet and serene, no noisy neighbors, and it feels safe and sound. Theres many kids and pets in the complex as well! I’ve been living here for a year and about to renew my lease for a second year. I am college student so I love that the campus is so close but the property is so quiet. The office and maintenance staff have been great and very attentive. They also added a dog park on property and my fur baby loves It!!
I am overall very happy with Hidden Palms and highly recommend living here!!

Granted, I just moved in 2 weeks ago, but I have not had any problems. I've seen previous reviews staying the staff is rude...while I primarily dealt with Pam, who was AAMazing, the other interactions I've had with the staff, including the manager have been great. Previous reviews saying issues with Cockroaches and bugs...I have seen 1 small bug, but c'mon people, we live in Florida, and that is to be expected. I was told upfront that parking was a problem, yet I haven't seen that as I have... been able to park right by my building everyday. Even when I leave for work at 5 in the morning I see empty spaces by my bldg.

The property is clean and well maintained. I've used the laundry facilities and the washers and dryers work great (and not too expensive) The pool area is clean and inviting and I just love the hot tub. I've met a few neighbors and everyone has been very friendly. I moved from a complex around the corner because of noise, and so far it is extremely quiet here!

My apartment was cleaned and in good shape when I moved in. I am not in an upgraded unit, however all of the appliances are like new and in excellent working order. The only complaint that I have is that the water pressure when taking a shower is a bit lower than I am used to. So far a good experience...so fingers crossed it stays that way. Read More

Worst place to live. In just one year that I live here there were a couple apartments had had things stolen. When I moved out, they charged me for water damage from the people above me. Parking , there is none when you get home late after 6-7 pm and it also floods all the time when it rains. And don't walk on the grass, there is dog poop everywhere from lazy dog owners who don't pick up after their dogs.
