Tenant for 2 years- 2 years too long.
This place looks nice from the outside, but once you live here you realize it’s dirty, neglected, and poorly managed.
We scheduled a tour (an hour drive) and when we arrived they told us they had no units available to show. That should have been the first red flag.
Our 1bd/1ba unit was disgusting at move in. They claim units are cleaned... beforehand — that is a lie. We spent hours cleaning on our hands and knees. Food was baked onto kitchen surfaces, fridge and oven were filthy, cabinets and floors were dirty, window sills had dust and dead bugs, and the bathroom baseboards looked like they hadn’t been cleaned in years.
Then the rule breaking and awful tenants started showing.
Rules in the lease are ignored daily:
Smoking everywhere, dog poop all over the property, dogs off leash, loud music day and night, people feeding wildlife, and neighbors snooping. We even caught someone coming onto our porch and looking through our windows. Kids would run up and bang on our door and windows late at night.
They advertise 3 laundry facilities but only 2 barely worked, and they were disgusting. Trash, detergent, and clothes all over the floor. Machines constantly clogged and broke, people smoked inside them, and people who don’t even live there use the laundry rooms.
When our lease ended we had to stay another year and moved into a 2bd/1ba unit. Same problems.
The unit had rusted light fixtures, a bathroom fan clogged with dust and falling out of the ceiling, torn carpet, closet doors with no hinges, smoke stains on the ceiling, and a front door with no weather seal.
Best part? The shower had a large clear window facing the sidewalk, meaning anyone walking by could see straight in.
Our unit was next to the third laundry building they claim exists, which never worked the entire time we lived there. Yet somehow they had money for a brand new golf cart.
Our upstairs neighbor constantly broke lease rules and he worked on the maintenance team. Grilling on a wooden balcony.
There were dog mess everywhere, constant noise, and police being called to the property multiple times.
When you move out, dont expect your deposit back. They will find anything to charge you for. We were charged two cleaning fees and damage fees for blinds we never touched.

Wow what a AMAZING place to live. I understand that some people think that good reviews come from people who work inside of the complex but not this one! I first would like to give a thank you to Ms. Rita you have been there for me even before moving in you took a chance on me moving from a different state. And also Ms.Trina who also encouraged me during my crisis of almost getting evicted. And they were both there for me during the time my son was in the NICU.

I moved to the complex in... May 2018 from Washington DC. I didn’t even see the apartment I took a chance on them and they took a chance on me I got approved for the apartment and took a long flight down to Florida when I got there I was greeted by Rita’s smiling face and a wonderful lake view. The Apartment was clean and spacious and the amenities were wonderful the pool was clean the playground was not broken in the gym was cute and comfortable.

Rite ,Trina always had Pleasant conversations with me and asked about the welfare of my children they felt like family. Even when I was about to get evicted (my fault I fell on hard times) they kept me in the loop of the process and in their prayers. They fought tooth and nail for me and by the grace of God I managed to come up with the money.

When my son was in the NICU for about four weeks and each time they saw me or my husband they showed us with encouraging words and hugs where received from them.

Later on Mr. Alex joined the team and he too was just like family. I will never forget them. It’s crazy because you would think this is a small complex but it’s not, they took the time to love on everyone equally!!!! Love y’all so much. I miss y’all so much. ( I moved back to DC for the baby)

Excellent Apartment Complex! I feel bad for anyone that has not had the same experience that I have had this past year. The front office staff has been a absolute delight to work with and I'm going to miss them all! Huge thanks to Rita, Alex and the office manager for always taking good care of me. I was actually working with them a couple months ago to renew my lease until I had the opportunity to move into my first home with my partner. I would have stayed there for years! Sad to leave Mabry... Manor and the area. I loved being able to go to the Seminole Heights which is about 2miles away or Ybor which is about 15-20mins away. Clean and safe grounds. The apartment was small, renovated and VERY affordable. The my electric bill was always super cheap and boy am I going to miss that! Lol! I highly recommend this apartment complex to anyone looking to move into the area. Thanks again to the staff for making my last apartment experience so special.

I discovered mold in my apartment today that I've begged management to look into for over 2 months. They lied and said it is not mold. They don't care about tenants!!

Roach infested, they knowingly move you intoan apartment with roaches. The first night there were roaches in my apartment. Office staff is lazy and they are never helpful! This complex shows no respect for paying customers. Once you move in, they don't do anything special for tenants. Hidden fees everywhere. There are much better options in Tampa. Radco is horrible too!! Horrible place for a family to live!!!
